
Waterfront properties are truly special-who wouldn’t want to be surrounded by these views everyday? A few things to consider when evaluating that waterfront lot or home:
? Does the existing home sit in the floodplain (below 722’)? If it does, a remodel and/or addition will require you to bring the ENTIRE home above the floodplain in certain jurisdictions. This means your remodel or addition is now a new build, which will definitely blow your budget! Check with your City and/or County.
? What is the water and wastewater source? Is it lake fed water? A well? City water and septic wastewater? A waterfront property is no good if you can’t get water to it! And if it’s on septic, where’s the septic field? You can’t add on in the septic field.
? If the home or lot isn’t located near a marina, does the property line extend into the water and can you build a boat dock? If the land underwater is owned by someone else, you may not be able to build your boat dock despite all that good waterfront.
